Yearly records set as monthly sales decline

Condominium and townhouse sales set a new record for 2014  

Calgary, January 2, 2015 – It was a record setting year for Calgary’s condominium apartment and townhouse sectors, as sales reached new annual highs despite year-over-year residential sales declines of 7.5 per cent in December.

Single family sales totaled 708 units in December, a year-over- year decline of 8.3 per cent. Meanwhile, total condominium sales also declined by six per cent over the same time frame, but overall activity remained consistent with long-term averages. Read more »

CREB® forecasts price stability amid easing demand

Housing sales are forecasted to ease by four per cent this year, due to market uncertainty and changes in economic climate, while prices are expected to remain relatively stable with a modest increase of 1.58 per cent on an annual basis, CREB® said today in its annual forecast.

Although sales levels are expected to ease, previously tight conditions throughout 2014 indicate that rising supply would push the market into more balanced conditions, supporting price stability in 2015. However, CREB® warns there are multiple risk factors attached to this forecast, which estimates a total of 24,503 homes will be sold in the city this year. Click Here »

Record year for real estate outside Calgary

The resale housing market outside the city of Calgary was booming in 2014 with record MLS sales and average prices across the board.

According to the Calgary Real Estate Board, new peaks of activity and prices were set in the following areas: country residential (acreages), towns surrounding the city, Airdrie, Chestermere, Cochrane and Okotoks.

Robert Hogue, senior economist with RBC Economics, said the activity is reflective of a provincial economy that was booming for the most part in 2014 with population growth and strong demand for housing. Also, construction of new homes was trying to keep up with that demand. Read more »

Albertans Loved To Renovate Basements In 2014

Albertans decided to drain their renovation budgets into basements and bathrooms in 2014, a home improvement study has found.

Trustedpros.ca has released home renovation findings across the country, based on searches and quote requests made to their website.

In an effort to increase home values, Albertans put basement renos first, while expensive structural additions were the least popular choice. Read more »

Question:
Nancy when is the best time to list my home next year? 
 
Answer:
I personally like the first few months of the year as there is less competition in the late winter/early spring than during the summer months which gives Sellers more opportunity.  Statistically the prices have been at their height this year from July-September.
