January sales and prices rise over previous year

Residential real estate sales in the city of Calgary started the year on a positive note, increasing by 15 per cent over the same month in 2012.

Total sales were 1,230 units, a significant increase over the 1,068 units last year. But sales remain well below January levels recorded through the peak years of 2003 to 2008.

“While activity is typically slower in the winter months, recent improvements in single-family new listings helped support improved sales in that market,” said CREB® President Becky Walters. “Overall indicators put the market in balanced conditions.”

 5 DIY Projects to Increase Sales Value by More Than $10,000                       
 
 

It doesn’t have to cost a fortune to improve a home and make it more sellable, according to HomeGain’s 2012 National Home Improvement Survey.

HomeGain surveyed nearly 500 real estate professionals nationwide to determine the top do-it-yourself home improvement projects that offers some of the biggest bang for your buck when selling a home.

“In a buyer’s market, sellers need to dress their homes for success before putting them on the market,” says Louis Cammarosano, HomeGain’s general manager. The survey shows “that do-it-yourself home improvements like cleaning and de-cluttering and lightening and brightening your home are cost-effective ways of increasing your chances of selling faster and closing closer to the asking price than homes rushed to the market with no improvements.”

 Calgary aims to make strides toward improving walkability                       
 
 

Walk Score measures how easy it would be to live a car-free lifestyle in a certain neighborhood or city. It uses a patent-pending system which awards points based on the distance to amenities such as grocery stores, restaurants and schools, with maximum points for amenities within .25 miles. Mind you, Walk Score is only approximated and certain factors that contribute to walkability are not factored in such as street design, safety from crime and accidents, pedestrian-friendly streets, paths and roadways, and weather.

People living in higher walkability are said to weigh 6-10 lbs less, are happier and healthier, and the shorter commute times reduce stress and increase community involvement, as per www.walkscore.com

Pros to selling: transfer all of the responsibilities to a new owner, only have to maintain 1 house and do not have to deal with maintenance and tenants.
Cons: missing out on possible cash flow and potential property appreciation. Owning 2 or more properties requires deep cash reserves.
Pros to renting: getting monthly income as it often covers mortgage, taxes and insurance payments. Wait to sell until there are better market conditions.
Cons: maintenance costs, renters may not pay on time, possible damage to property.
